By completing a reservation, guests acknowledge and agree to the following House Rules and Terms & Conditions, which form part of the reservation agreement.

Early & Late Access (Subject to Availability)
Early Check-In (before 1:00 PM): $90
Early Check-In (1:00–4:00 PM): $45
Late Check-Out (after 11:00 AM): $45 per hour

All early check-ins and late check-outs must be approved in advance. Unapproved early arrivals or late departures may result in additional charges.

Quiet hours: 10:00 PM – 8:00 AM
​
No pets, no parties, no events, no unregistered guests
​
Smoking is permitted outdoors only. Smoking or vaping indoors is strictly prohibited.
This is a historic home in a residential neighborhood

Guests are financially responsible for damages, excessive cleaning, or policy violations
​
Only registered guests are permitted on the property at any time

Full House Rules & TermsReservations & Agreement
Completion of a reservation constitutes a binding agreement between the guest and The King’s Throne Inn & Guest House. Guests authorize the property to charge the payment method on file in accordance with these terms, including for damages, violations, or unpaid fees.
Cancellation & Rate Policies

Standard Rate: Free cancellation up to 48 hours before check-in
Cancellations within 48 hours receive a 50% refund
Same-day cancellations and no-shows are non-refundable
Non-Refundable Rate:Reservations booked under a non-refundable rate are not eligible for cancellation, modification, date changes, or refunds under any circumstances.

Check-In, Check-Out & Access
Standard check-in begins at 5:00 PM.
Standard check-out is 11:00 AM.

Early check-in and late check-out requests are subject to availability and must be approved in advance. Fees listed above apply. Shared spaces may be used while waiting; guest rooms are not guaranteed before check-in time.

Self Check-In
All reservations utilize self check-in. Access instructions are provided prior to arrival. Guests are responsible for securing exterior doors when entering and exiting the property.

Quiet Hours & Neighborhood Conduct
Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Excessive noise, disruptive behavior, or neighbor complaints may result in immediate intervention, additional fees, or termination of the stay without refund.Occupancy & Visitors
Only registered guests are permitted on the property. Visitors, gatherings, parties, or events are not allowed. Maximum occupancy limits must be followed at all times.
Pet Policy
Pets are not permitted on the property for any reason, including short visits. Violations may result in cleaning fees and removal from the inn.
Smoking Policy
Smoking is permitted outdoors only, in designated areas away from entrances and open windows. Smoking or vaping indoors is strictly prohibited and may result in significant cleaning and remediation fees.
Property Care & Damages
Guests are expected to treat the property and furnishings with care. Any damage, missing items, or excessive cleaning required will be charged to the guest.
Please report maintenance issues promptly during your stay. No refunds are issued for issues reported after check-out.
Safety & Liability
Guests assume responsibility for their personal safety and belongings. Use caution on stairs and historic features. Handrails should be used where provided.
Restricted Areas
Certain areas of the home, including the third floor and basement, are off-limits to guests. Accessing restricted areas may result in additional charges.
Parking
Limited parking is available behind the house. Street parking is also available. RVs, trailers, or oversized vehicles are not permitted without prior approval.
Right of Entry
Management reserves the right to enter guest rooms for maintenance, safety, or occupancy verification when necessary.
Guest Verification & Damage Protection
Guests may be required to complete a verification process through a trusted third-party platform. Damage coverage may apply, with guests responsible for costs exceeding coverage limits.
Add-Ons & Extras
All add-ons are subject to availability and are final sale once confirmed. No refunds are issued for unused add-ons.
Enforcement & Termination
Failure to comply with these rules may result in additional fees, cancellation of reservation, or removal from the property without refund.
Governing Law
These terms are governed by the laws of the State of Ohio.
